Ispoyntel House Booking Conditions
The contract is between the client (“you”) and the owners of Ispoyntel House, Paul and Lesley Dadson (“we”). Bookings can only be accepted from clients aged 18 years or over and in paying the deposit you accept the following conditions on behalf of ALL members of your party and any other visitors. Unless prior agreement is obtained only those persons stated on booking may stay at Ispoyntel House. Sub or transferred letting will not be allowed except by special agreement. We reserve the right to refuse a booking without giving any reason. Any deposit monies received will be immediately returned to the client.
Bookings will not be accepted from:-
(i) Groups of single persons under the age of 30 years.
(ii) All male or all female parties in excess of 2 persons. We accept the right to accept/ refuse bookings at our discretion.
3. Payment of Rent
A deposit of 25% must be paid at the time of booking. The booking will not be confirmed until the deposit has been received.
An invoice will be sent for the balance of the rent, as well as the £200 damage deposit, approximately 8 weeks before your holiday. Payment must be made no later than 6 weeks before the start of your holiday. The damage deposit will be returned within 2 weeks of the end of your holiday. If the full rent and damage deposit are not received by the due date, then it will be assumed that you have cancelled the booking and we shall be entitled, without notice and without incurring any liability to you in respect of loss or damage, to take steps to re-let Ispoyntel House for the period previously booked. If a booking is made less than 6 weeks before the commencement of the holiday, the full rent and damage deposit are due at the time of booking.
4. Cancellation by you, the client
In the event of cancellation after a booking has been confirmed, the deposit is not refundable. In the event of cancellation 8 weeks or less from the start of the holiday 75% will be refunded if we are able to relet Ispoyntel. If we are not able to relet Ispoyntel, then the full balance must be paid.
5. Cancellation by us, the owners
If, due to circumstances beyond our reasonable control, Ispoyntel House becomes unavailable, we will refund to you all monies which have been received from you. We will be under no further liability towards you although, wherever possible, we will offer another date or help you find alternative accommodation.
6. Your stay at Ispoyntel House
Unless alternative times have been agreed with us in advance, you cannot arrive before 3 pm at the start of your holiday and must leave by no later than 10 am on the day of departure. Ispoyntel House is available for occupation on the understanding that the accommodation is for holiday use only. In no circumstances may the period booked be exceeded by you or anyone in your party unless we have given written agreement and the additional rent has been paid in full.

8. Breakages and Damages
You are responsible for the cost of any damage or breakages that may occur during your stay at Ispoyntel House. The damage deposit payment must be made at the same time as payment for the balance of the rent, ie not less than 6 weeks before the start of your holiday.
This payment is intended to cover replacements, repairs and any extra cleaning costs, although in some instances it may be that the payment is insufficient for the cost of such repairs, etc. You should report to us immediately after any problems have occurred. Any damage or breakages that occur during your stay will, if appropriate be charged for repairs or replacements. The damage deposit will then be used and any balance remaining will be sent back to you.
Please note that provided that there is no damage and Ispoyntel House is left as it was found, your damage deposit payment will be returned.
We cannot accept liability for any accident, damage, loss, personal injury, expense or inconvenience which may be suffered, incurred or is in any way connected with your rental of Ispoyntel House. It is your responsibility to satisfy yourself that the accommodation will be suitable for all members of your party. The use of the garden is entirely at your risk. We cannot accept responsibility for any injuries to persons, or loss or damage, resulting from the use of the garden. You are advised to take care on the granite terrace.
You must take all necessary steps to safeguard your personal property – our insurance policy does not cover the personal possessions that you bring into Ispoyntel House.
10. Right of Entry and Breakdowns
We (or our representatives) reserve the right of entry to Ispoyntel House at all reasonable times for the purpose of inspection or to carry out any necessary cleaning, repairs or maintenance.
Electrical or other failures must immediately be reported to us , the owners; please do not attempt to effect repairs yourself. We cannot be held responsible for the failure of the telephone, gas, water and electricity utility companies.
WiFi is supplied and the Tenant Agrees must comply with all current legislation regarding the use of WiFi and the internet. We accept no liability for the loss or damage to the Tenant's possessions or data, nor for unavailability of the WiFi or internet connection.
Pets are NOT permitted at Ispoyntel House.
If you fail to observe any of the Conditions of Booking we have the right to require you to vacate Ispoyntel House at once and without any compensation becoming payable to you.
We have made every effort to provide you with helpful and accurate information in our website. The description and photographs are intended to give general guidance and we cannot be liable for any incorrect information.
Great care has been taken to present Ispoyntel House to a high standard but if there is any dissatisfaction with the accommodation we should be contacted immediately.
